⚠️⚠️ For everyone that thinks interest rates are high now: Here's a chart of the interest rates going all the way back to the 70's. I've spoken to lenders who have been in the industry for a really long time, and they can verify that what you saw in the past few years was that those rates were HISTORICAL LOWs. Which means more than likely, it will not go that low again--for those of you waiting for the interest rates to lower (In the 3-4% range). It came as a shock to many buyers and sellers because the interest rates shot up all of a sudden to almost double. But this also means there will be fewer buyers, and they will let off the gas, putting less competition in the market when you are bidding on homes. Sellers will also need to come to realize the reality of this situation. We are seeing price reductions in some markets, but not all sellers have come to terms with what's happening on buyer's minds. Homes prices are not quite crashing but should be adjusted to where they normally would be, had there not been a market that was on fire. But also keep in mind right now that there is still a shortage of homes available, compared to the number of buyers out there looking for homes.

🏠Knowing how much you can afford. As much as you want to look for properties online and get excited with home searching, let's take a step back. You want to be qualified. If you are not planning to buy a property with cash, have you gotten a pre-approval from a loan officer? This would be the very first step! If you do not know any loan officers, I can help make the best recommended professionals to help you get started. Generally it would be a quick consultation followed by verification documents which they require for further processing.
🏠Educating you on the buying process step by step. Knowing the whole escrow process.
🏠What to do, and what not to do during the home buying process.
🏠Noting the different disclosures, inspections, etc. for home.
🏠Why the appraisal is extremely important, and how to make an offer that reflects the appropriate appraisal situation.
🏠What are the contingencies and how they will affect you when making an offer.
