Should you buy a house this summer… or wait until fall?

I get asked this question all the time.

And honestly, I understand why.

It’s summer in Nebraska.

The humidity is thick enough to chew, the kids are home eating everything in sight, and your air conditioner is working harder than a Realtor at an open house.

The thought of spending your Saturday touring homes instead of sitting by a pool sounds questionable at best.

But here’s the thing…

Summer can actually be a great time to buy.

Many sellers want to move before school starts.

More homes tend to hit the market.

And some sellers become more motivated as the weeks go by and they’re still mowing, watering, cleaning, and making the house show-ready.

That can sometimes create opportunities to negotiate:
✔️ Price
✔️ Closing costs
✔️ Repairs
✔️ Interest rate buy-downs

Now, does that mean every home is a screaming deal?

Not exactly.

Some sellers are still pricing their homes like they’re throwing in lake frontage, a golf cart, and a lifetime supply of Runzas.

But opportunities do exist.

What I see holding buyers back most often isn’t the market.

It’s the belief that they need:
❌ Perfect credit
❌ A huge down payment
❌ Zero debt
❌ Everything figured out

The reality is most people just need information.

What would your payment actually be?

How much house can you comfortably afford?

What programs might be available to help?

Does buying now make sense for your situation, or would waiting be smarter?

The biggest mistake I see people make is assuming they aren’t ready and never asking the question.

A lot of buyers are closer than they think.
