⭐️ SUNDAY MORNING TIP ⭐️

1. Architectural details (think high ceilings, arched doorways, crown molding, french doors, wood trim, wainscoting). These little details can add so much character to a house!

2. Natural Light (if this is important to you, make it a priority). This is why it's also critical to tour homes in the daylight. My favorite time is first thing in the morning so you can see that morning sun streaming through the windows.

3. Condition: Are you willing to paint and do minor update or does it need to be move in ready? The last thing you want is to feel like you're living in Fixer Upper if you're not cut out for living in a construction zone!

4. Overall house flow and layout: What can’t be changed easily or at all? Think about things like where the laundry room is located, how much space you have in the kitchen, storage, bedroom positions, etc.

5. Location: This may sound cliche because everyone in real estate says it's all about LOCATION but keeping it here as an extra reminder to not let little details distract you from the location you truly want to be in! Think about distance to work, what do you want to be near, how quiet the street is, and local attractions.

EVERYONE IS ASKING…🏡
Is the housing market going to cool off?

In an article from realtor.com, Ali Wolf, chief economist of building consultancy, Zonda said: “The fever in the housing market has broken.”

“There have been buyers that have just been beat down for the last six months—and after losing so many homes and going through the emotional roller coaster, they’ve decided to stop searching for now. There are more homes on the market than there were six months ago.”

In addition, in September, the rate of year-over-year growth was halved, to 8.6%, down from its peak of 17.2% in April, according to Realtor.com® data.

Lawrence Yun, chief economist of the National Association of Realtors® also said things are settling down. "There will still be some multiple offers, but it will be less tense,”

He expects the days of homes receiving 20 to 30 offers are becoming a thing of the past. “And some homes are lingering on the market for a week or two without an offer.”

Five Factors to Consider When Determining Your Offer Price💰

1. What have similar homes in the area sold for recently?

2. How long has the home been on the market?

3. What is the market like in the area? Is it a buyer's market, seller's market or balanced market?

4. Are there any other offers on the table?

5. At what price would you feel that you "over-paid" for the home?

Today I’m sharing 3 things that will NEVER scare off buyers (aka, tips for attracting more buyers and increasing your home sale price)!

1. Neutral Paint Colors 🎨 - Give buyers a blank canvas so they can envision their dream layout! Neutral paint will never scare off buyers.
*Bonus Tip: Beware of making your home look sterile. Keep it cozy, not hospital-esque!

2. Staging - From a report by National Association of Realtors: 82% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.

👻 Don't skip staging!

3. Home maintenance - Don't leave the repairs for the buyers. Take care of them before you put your house on the market to avoid buyers subtracting those repairs from their offer price (and at a greater price than what it would cost you to just get it done)!

•That they want a 4 bedroom house on 5+ acres with a sunroom, but it's more than that..

•What they really want might be space to roam around outside - where they can hike and explore in their own backyard

OR

A private yard filled with trees to host cookouts and play yard games without worrying about bothering the neighbors..

•Think about why you bought your house in the first place, and where you spend the most time. When you’re getting ready to put your house up for sale, it’s so important to show off the lifestyle of the home!

Think about the area you live in and what is nearby that makes living there convenient, relaxing, peaceful – whatever it is that caught your attention.

The color you'd paint the walls, the spot you'd sip your morning coffee and the kitchen you'd spend time cooking in? It truly is a dream.

Here are 3 ways to turn your dream into a reality!

1️⃣ Stop looking at Zillow and call a real estate agent! Seriously .. I know looking at houses is fun but until you take the first step, your dreams will stay dreams! Remember those Buyers consultations I was talking about? This would be the time to book one, so we can get you on track for buying in 2021.

2️⃣ Figure out your Financing - how much do you need to have saved before starting the process, how much do you need to put down and how much can you afford monthly.

• During our buyers consulatation, I'll lay out all the expenses to be prepared for and recommend a few of my favorite mortgage lenders who can dive into all the juicy details with you!

3️⃣ Practice makes Homeownership: Once you've determined how much money you need to have saved, it's time to start practicing!

• Start setting aside the same amount that your projected monthly mortgage payment would be (pay your rent and save the leftovers). That way you'll get used to having that expense in your budget.
