The strongest agricultural assets are rarely defined by acreage alone |

Across California, abandoned and neglected orchards and vineyards are receiving renewed attention from agricultural groups, county agricultural commissioners, and state lawmakers because of the pest pressure they can create for surrounding farms. Under California’s newer enforcement framework, properties deemed a pest-related nuisance may face county action and potential per-acre penalties if the issue is not addressed.

For landowners, buyers, and agricultural investors, the larger takeaway is not just regulatory. It is practical. The condition of an agricultural property, how it has been managed, and how it fits within the surrounding farming area can all influence long-term value.

A productive farm is more than its crop type, location, or planted acres. Water strategy, orchard health, pest control, production history, neighboring land uses, and ongoing stewardship all help determine how an asset performs today and how it is positioned for the future.

At AgriWealth, we help clients look at agricultural real estate through that broader lens. Through sales, management, and consulting services, our team works with landowners and investors to evaluate opportunities, protect value, and make informed decisions in a changing agricultural landscape.

Whether you are preparing to sell, considering an acquisition, reviewing your current portfolio, or looking for guidance on the next step for your land, AgriWealth is here to help.

CALIFORNIA STRAWBERRIES 🍓 | AHEAD OF SCHEDULE

California’s strawberry season is running early.

Warm February and March temperatures pushed production two to three weeks ahead in parts of the state, bringing major growing regions into harvest at the same time.

By early April, the Watsonville-Salinas district had harvested 2.9 million crates, compared to just 230,000 during the same period in 2024. Oxnard and Santa Maria were also running well ahead of last year’s early-season pace.

But the bigger story is not just the weather.

Newer strawberry varieties, including selections from UC and private breeding programs, are helping growers produce earlier fruit, extend the season, and respond to ongoing disease pressure in the field.

It is a reminder that California agriculture is never standing still.

Heat changes timing.
Disease changes strategy.
Innovation changes what is possible.

One shift in consumer behavior can open an entirely new lane in agriculture |

As protein demand continues rising, growers are increasingly turning their attention toward crops like peas and lentils. Food companies are already leaning in, with firms like General Mills, ADM, and Cargill incorporating more pulse-based ingredients into consumer products, while USDA outlook data showed 2025 production forecasts up 23% for dry peas, 22% for lentils, and 32% for chickpeas. - ERS

“Protein is more in the mainstream zeitgeist today than it has ever been.” - Reuters

Some of the most meaningful shifts in agriculture do not begin in the field.
They begin in the market.
