Property sales are high priced and 99% of homes are selling over asking price.
There’s no way around it, Yes interest rates are at an all time low so we have more buyers then homes on the market. That’s why buyers are being VERY competitive when submitting offers over asking price and even offering sellers GUARANTEED money on agreed purchase price even if appraisal value comes back low.
For example: property listed at $290k, buyer offers $315k and also includes in the purchase agreement that if appraisal value comes back less then $315k buyer will still pay the difference to add up to $315k and sellers are taking it. If you were a seller you would too 🤷🏽‍♂️
