More cooperative deal structures are shaping the way that deals are getting done. With seller flexibility, the likelihood of a successful deal coming to close increases exponentially. There is still a fairly large gap in expectations between buyers and sellers, however, the sales count for the reporting period (Jan 2024 - Jun 2025) signals steady demand. As you read the snapshot below, you will notice a situation where total sales count is down significantly from last year, however, there is a relatively high sales volume for the area. HOW A LIFE ESTATE AFFECTS THE DEAL

More often than not, especially with an aging seller or when dealing with a legacy family farm, a Life Estate is a part of the dealmaking process. Before we dig in, let's first understand what a Life Estate is; A Life Estate is a type of property ownership that allows a seller to utilize and occupy a residence on the property for their lifetime (sometimes called a Life Tenant).

The Life Estate mechanism affects the deal making process in a couple of the following ways, all of which allow for a Win/Win scenario for all parties involved; First, from the seller's point of view, they have potentially lived on the ranch for a majority of their life if not their whole life. This dynamic brings both a sentimental value as well as comfort value to the deal making process. Next, from the Buyer's point of view, often the buyer's in the marketplace already have a place to live or are not interested in taking on another single family residence, they are most interested in the property itself. In the deal making process, the Life Estate is "given" to the seller by the buyer in exchange for some type of consideration (often in the form of a discount from the purchase price).

If structured and negotiated correctly, this mechanism can greatly assist in the deal making process and bridge the gap between the buyer's and seller's needs and desires. Buyers ultimately are interested in the lowest price, whereas sellers, have a couple different motives that can fit into the deal. These motives can come in the form of peace of mind, shelter from the current residential lending environment to name a few, and all of which can unlock value for both parties to put a deal together. As the 2024 calendar year came to a close, the Ag Real Estate landscape in Madera County gave us a few signals into the economic opportunities as well as possible indicators for coming attractions, county wide, for the 2025 year. First and foremost, the ag real estate sales market in the county was largely dominated by Almond orchard sales. Almond orchards continue to be the preferred crop of choice for buyers and investors in the marketplace and it shows, having outpaced its nearest ranch sales by crop (vineyard sales) by more than two fold. ( 19 Almond Orchard Sales County Wide v. 7 Vineyard Sales County Wide).

The sales volume based on water district and water source acted about as you would expect, more money and investments were deployed in farms and projects that have more security in terms of water. The continued uncertainty in the water landscape in the county, and state, will continue to shift resources and investors into two camps, where one camp will invest strictly into farms with two sources of water, while the other camp will be comprised of value buyers and institutions that are less interested in the current water landscape. There will be a market for both and, as the year progresses, where the investments go in terms of water sources, will be a key indicator as to the strategies of buyers in the marketplace.

We have compiled an Annual Report for Madera County that dives into all 33 sales that were recorded in the county and will give you a broad outlook into how sales performed in 2024 with some key takeaways as well as possible opportunities in the 2025 calendar year.
