1️⃣ Inventory Surge: We have roughly 3.5 months of inventory—the highest in years. More options mean less "bidding war fatigue" for buyers.
2️⃣ Price Normalization: The median close price in some DFW counties has adjusted by 3% to 6%. We aren't seeing a crash, but we are seeing a healthy correction.
3️⃣ Negotiation Power: Sellers are currently receiving an average of 95% of the asking price. This leaves room for concessions such as rate buydowns or closing cost assistance.
