If you’ve been watching Brookside North in Fields Frisco, there have been some meaningful changes recently.

When I last recorded a video about this community, there were still multiple opportunities across the 50', 60', and 70' home series. Today, the situation looks a little different.

• Only two 50' lots remain
• The largest 60' homesites in the community are currently available
• The 70' luxury homes continue to sell steadily

A lot of buyers assume the best new construction deals in Frisco and Prosper disappeared at the end of last year.

That’s not exactly what happened.

Yes, there are fewer opportunities than there were in the fall… but in some cases, the homes that didn’t sell before year-end have actually become more negotiable.

I recently came across a home that had already been reduced by over $150,000 — and now there’s roughly another $75,000 in potential savings available.

The leverage didn’t disappear.

It narrowed.
