August 2026 Market Update ✨
A few topics I cover:

Home sales are down, prices are declining from what we saw in August 2025.
Average list price remains high.
Average days on market remains steady.

Who’s in the drivers seat 💺?

Number of units sold in August 2026 is down 18% in comparison to August 2025.
Unit sales for August 2026 are up 16% in comparison to August 2025.

The textbook version of what we typically see in the real estate market is when sales begin to slow, prices begin to decrease.

How is the market behaving? From what I share it’s pretty easy to see. It’s not necessarily behaving and anyone way right now. 🤷🏽‍♀️

🏡 The Outer Banks real estate market isn't one-size-fits-all—and the July numbers prove it.

There are currently 624 active listings across the OBX, with 128 properties selling in July alone.

But here's the part buyers AND sellers should pay attention to:

📊 Properties that sold averaged 64 days on market
💰 The average list-to-sale ratio so far this year is 96%
🏖️ And in some areas, the difference between asking price and actual sale price can be significant.

So… is the market still favoring sellers? Are buyers gaining leverage? And what does this mean if you're thinking about making a move?
