October in DFW is here, and there’s SO much to do! 🍂🎃👻

Some transactions make you look good. Others make you better.

This one made me better. ❤️

Last year, I took what would become the toughest listing of my real estate career.

And when I say tough, I don’t mean just “it took longer than expected to sell.”

This one tested EVERYTHING. 😅

A changing market. More inventory. New construction competition. Price adjustments. Open houses. Showings. Constant conversations about strategy.

Then finally… we got a contract.

And the buyer’s financing fell apart.

Back to square one.

So we adjusted, regrouped and kept going.

Then came another buyer, another contract…and a completely different set of challenges, including a lender-required roof replacement right before closing.

There were so many moments during this listing when I thought, “Seriously… what else could possibly happen?” 😂

But here’s the thing:

When everything goes smoothly, you don’t always get to see what you’re capable of.

It’s the difficult transactions that force you to dig deeper, ask better questions, communicate more, document everything, change strategies when necessary and keep showing up when Plan A—or B or C—doesn’t work.

That’s why the five lessons in this post mean so much to me.

Not because I learned them in a class.

I lived them.

And I know I’m a better REALTOR® today because of this house.

Would I want to do it all over again?

Absolutely not. 😂

But am I grateful for what it taught me?

100%. ❤️🏡

Here's something most sellers never get to see: what's actually happening behind the scenes of their listing.

The follow-up calls after every showing. The traffic data being watched daily. The buyer's agents being personally invited to tour your home. The strategy conversations during the "quiet" weeks.The work is almost always happening. But here's my honest take: if you don't know about it, it might as well not be. 🤍

You shouldn't have to wonder. You shouldn't have to chase. And you should NEVER feel like you're "bothering" the person you trusted with your biggest asset.

If you tried to buy during the frenzy years, you remember exactly how it felt. Falling in love with a house on Saturday. Losing it to an all-cash offer by Monday. Doing it again the next weekend until you finally said "forget it."
You didn't fail. That market was hard for first-time buyers.

But while you've been sitting out, the numbers quietly changed: first-time buyers now make up 35% of ALL buyers — the highest share since June 2020, according to NAR. More than 1 in 3 homes is going to someone buying for the very first time. Normal savings, normal jobs, offers actually getting accepted.

What changed? Breathing room. More inventory, fewer bidding wars, sellers who negotiate. The frenzy ended — the opportunity didn't.

Here's the part I care about: the longer you sit out, the more sitting out feels normal. And the buyers winning right now aren't luckier than you. They're just back in the conversation.

The hardest conversation in real estate happens at the kitchen table, before the sign ever goes in the yard. 🏡

I honor all of it — truly. But here's what experience has taught me:
Buyers don't buy your receipts. They buy against the market. 📊
The home down the street that sold last month has more influence on your price than every invoice in your folder.

That's not unfair — it's just how value works. And the sellers who understand it walk away with the strongest results (and the shortest days on market).
