Did your home NOT sell? Did your listing expire with little or almost no showings?
First...one thing to keep in mind is that if your home is a top tier luxury home priced at 1m or higher, expect less showings and longer days on the market. Why? Simply put, there are fewer qualified buyers out there in that price range.
BUT....if your home is at a more affordable range under 1m, well you SHOULD be getting more showings or your house should be sold already. Aside from the typical "timing of the market" excuses, here are things to consider if your house is not selling:
① Did you limit access to your house?
Buyers need to be able to SEE your home. If you decline showings or give a laundry list of times you are not available to allow your house to be shown to a potential buyer...well, don't expect multiple offers. You gotta allow access to your home. Be flexible and accommodating.
② Did you make your house stand out?
Did your agent give you suggestions on how to make your home stand out? Did you declutter your home? Did you paint your walls a more neutral color to appeal to all buyers? Did you remove personalized photos and decor? Does your home look like a model home, or close to it? Did your agent pay for professional photos? Or did your agent take photos using his cell phone? Do your photos actually look great? Are your photos dark? Did your agent STAGE your home?
③ Did you price your house at or below market value?
Homes that are overpriced DO NOT SELL. Let me repeat that. Homes that are overpriced DO. NOT. SELL. Forget about that number in your head that you "have to sell for." And forget about the inflated number that the inexperienced agent who doesn't know how to do a true CMA told you. If your house is on the market, and it is not selling and you are not getting any showings....then you need to listen to the market. Buyers are what drive the market. They run the show right now. This isn't 2019-2020 when sellers had the upper hand. If buyers are not buying your home at 400K.....then listen to them, because that is telling you that your home's market value is NOT 400K and you need to lower your price.
