I spent some time touring model homes in Star Trail, and there’s a lot for buyers to consider here—from different builders and floor plans to available inventory and builder incentives.

And with new construction, I always recommend looking beyond just the model home. The builder, lot, inventory, incentives, financing options and contract terms can all affect whether you’re actually getting a good deal.

Same $750,000 budget. Five North DFW cities. Five very different homes. 🏡

I pulled current listings priced at exactly $750K in Allen, Plano, Frisco, McKinney and Prosper to see what the same budget buys you in each market.

And this is exactly why I tell buyers that price alone doesn't tell the whole story.

At this price point, you could choose an updated older home in Plano with almost 3,800 sq. ft., a Frisco home with a pool and spa, a McKinney home on 0.38 acre with a pool and golf-course lot, or a 2020-built Prosper home in a master-planned community. Allen lands somewhere in between, offering a newer 2012 home with more than 3,500 sq. ft. and flexible living space.

There isn't one right answer.

Some buyers will trade age for location. Others will trade lot size for newer construction. Some want the pool. Others would rather have the three-car garage.

The question isn't just “What can I afford?” It's “What matters most to me?”

If you had $750K to spend, which would you choose:
Allen, Plano, Frisco, McKinney or Prosper?

Weekend house hunting? 🏡

It’s easy to walk into a beautiful home and immediately notice the things that photograph well—the kitchen, flooring, fixtures and finishes.

But when I tour homes with buyers, I encourage them to look beyond the pretty.

Pay attention to:

1. The lot and location — You can remodel a kitchen. You can’t move the house.

2. The floor plan — Does the layout actually work for the way you live?

3. Natural light — Which direction does the home face? How does the light change throughout the day?

4. The things that are expensive to change — Windows, roof, HVAC, foundation, major structural changes and drainage deserve more attention than paint colors.

5. Resale — Even if you plan to stay for years, I like to think about how the next buyer may view the home too.

A beautiful kitchen might get you excited about a house. The goal is to make sure the whole house makes sense.
