Our client is an international jewelry retailer brand launching a handful of US
franchised locations in major markets including Dallas. They specifically chose Frisco for its growth and demographics. This client hired us due to our experience and knowledge of the local market.
We began researching the market to identify all available retail options per our client’s recommended footprint. After narrowing down our top three choices, we toured the location to determine its visibility, ease of ingress/egress, and position to nearby retailers within the scope of the target market’s shopping preferences.
Following negotiations, we secured a 5,000 square foot location with prime visibility and access to Preston Road and with excellent co-tenancy for our client. Our negotiation resulted in a 7-year lease with $40/square foot in T/I allowance, up to six months for build out, four months of abated rent once lease commences, and a rate of $4 below the market.
Overall, we added a total value of over $460,000 for our client.
