Spruce Lodge #191 is under contract.

This remodeled Copper Mountain condo checked a lot of boxes buyers still care about: true ski-in/ski-out access, Center Village convenience, underground parking, strong rental flexibility, and a turnkey interior.

The Summit County market is more selective than it was a few years ago, but properties with clear lifestyle value and strong presentation can still stand out.

If you missed this one and want to watch for similar Copper Mountain opportunities, or if you own in Copper and are curious what your property may be worth, reach out anytime.

April stats show inventory paralleling 2025 in Summit County, but buyers are doing a better job absorbing it than they were last year.

Pricing appears to have stabilized, well-positioned listings are still selling, and the market feels more balanced heading into summer than it did last year.

The days of throwing a property on the MLS and hoping for multiple offers are behind us. Strategy and presentation matter more than ever.

Closing day hits different in Summit County.

Here’s how the spring lineup is shaping up:
• Keystone – April 5
• Breckenridge – May 10
• Copper Mountain – May 10
• Arapahoe Basin – June 14 (give or take… they always stretch it)

Longer days, softer snow, and that last-chair energy. If you’ve been meaning to get a few more turns in, this is your window.

Where are you getting your final laps this season?

If you’ve ever wondered when you can get the best deal on a home in Summit County, the answer might surprise you.

Each season behaves differently in our mountain real estate market, and understanding those patterns can give you a real advantage. I broke down the statistics for every season so you can see when buyers actually gain leverage — including why November often stands out for negotiation opportunities.

In the guide, I cover:
• Summer: the most inventory
• Fall: softer pricing and quieter showings
• November and early winter: one of the best times for deals
• Winter: less competition and more leverage
• Spring: early access to new inventory

If you’re planning to buy a second home, a ski condo, or a rental-friendly property, this breakdown will help you move with confidence whenever the right home appears.

And if you want help comparing towns, neighborhoods, HOAs, or STR rules, I’m always happy to walk you through the options.

🏔️ How’s the Market? | October 2025

Summit County’s market is holding steady with a few interesting shifts this month. The average sale price jumped 18% to $1.55M, mostly due to a few higher-end sales that closed in October.

The average price per square foot dipped 5% month over month, but if we look at the rolling 3-month average, it’s right in line with last year. Homes are also taking a bit longer to sell, with the average days on market up to 78.

Overall, things feel balanced with solid demand and steady activity across most price points.
