Frisco is building a 27-acre park that feels very different from the usual playground + field setup. 👀🌿

City Council approved nearly $4.68M in construction contracts for Frisco on the Green, a nature-focused park planned near Teel + Rockhill Parkways in the southern portion of Hollyhock.

Here’s what’s planned:

🚶 Trails
🌿 Lawns + landscaping
🏀 Basketball court
🧺 Picnic area
💡 Lighting
🛝 New playground
🌊 Wetland landing + boardwalks
📚 Outdoor classroom
🌳 Forest-side observation platform
🌊 Waterside lookout + deck

The contracts break down to approximately $2.81M for general park construction and $1.86M for playground equipment + safety surfacing.

What I really like about this project is the emphasis on the existing environment. Frisco describes the park as a quieter, nature-focused space built around restored hardwood forest and sensitive wetlands.

Construction on the park amenities is expected to begin in September and take roughly 12 months. The playground does not have a confirmed construction timeline yet.

This is why I watch Frisco development beyond housing. Parks, trails + public spaces are part of understanding how an area is changing and what everyday life there may look like.

One home in Frisco caught my eye this week, and the numbers back it up.

Out of 1,744 homes for sale, this one pulled 144 saves and 1,601 views on Zillow. The homes we checked averaged 24 saves. This home has 490% more saves than that average. That kind of attention is hard to ignore.

I call it my Deal of the Week. It's the home buyers are watching most for its age right now in Frisco. I'm holding the address and price back here on purpose. Comment DEAL and I'll send them straight to you. No pressure either way.

North Texas sellers… I say all of this with LOVE. 😂🏡 But sometimes my job requires saying the thing nobody really wants printed on the listing presentation.

✅ That gorgeous renovation you spent a small fortune on? I love it too. But buyers still get a vote on what it adds to the value. 😬

Selling a home in McKinney, Allen, Frisco, Plano, Prosper, Celina or anywhere around North Texas is not about picking the biggest number and hoping someone agrees. It’s price + presentation + positioning + knowing exactly what today’s buyer is comparing your home against. I will absolutely fight for my sellers’ equity. I just believe the strategy needs to come from the market, not nostalgia, an online estimate, or what the neighbor got several years ago. 😉

Collin County homes now take 65 days to sell. That changes the game this fall 👇

Here’s the Collin County housing market in September 2026:

🏡 Median listing price: $517,500 (down 1% from last year)
📦 Active listings: 4,951 (about 31% above fall 2024)
⏳ Median days on market: 65 (up from 41 in April)
📈 30-year fixed rate: 7.40% (up from 6.30% a year ago)

Buyers, this is your window. You have more homes to compare and more time to decide. Plus, many sellers are open to concessions and rate buydowns. That can offset part of today’s higher payment.

Sellers, homes are still selling. However, buyers in Frisco, McKinney, Allen and Prosper are comparing every listing closely. Price from recent nearby sales, not last spring’s headlines. The right price on day one beats a price cut in week six.

Here’s the quick math. On a $517,500 home with 20% down, today’s rate adds roughly $300 a month versus last year. (Estimate only. Confirm with your lender.)

Some homes impress you on showing day. 😎 The really good floor plans make Tuesday easier. 👀

Real estate school taught me how to pass the test. My clients taught me how to actually do the job. 👏

Yes, I learned contracts, disclosures, timelines, title, contingencies, finance, and that there are 43,560 square feet in an acre.

Useful? Absolutely.

But here’s what a textbook can’t really teach you...

It can’t show you what a deadline feels like when someone’s savings are attached to it.

It can’t teach you how to explain an offer to a first-time buyer who has never signed one before.

It can’t teach you when someone needs more information, when they need reassurance, or when they simply need a minute to think. 🏡

And it definitely can’t teach you how much trust is involved when someone hands you one of the biggest financial decisions of their life.

That part comes from doing the work. Transaction after transaction. Conversation after conversation.
