Let’s talk staging. I bring it up now, because I can’t wait for you to see pictures of my newest listing. A lot of the items were the homeowners, however over the years I’ve developed an inventory of items to help fill in the missing pieces.
Staging is so important, as it gives us the opportunity to give your home a non-surgical facelift so-to-speak. Think Botox or a facial. Not the go under the knife type stuff. So instead of putting $20k into renovating, let’s use your existing pieces combined with mine to get our buyers into a visualization mindset.
1. White linens. This includes shower curtains, curtains (if you can - neutral is good too). Comforters and towels. (I’ve got all of these items in inventory if you don’t have them!)
2. Greenery (fake or real) is the best filler.
3. Every home no matter vacant or furnished needs the eye of a stager. As part of my listing package, I have a two hour consult arranged with my stager to determine what we need to fill the gaps and walk you through a punch list. Some of y’all know Karen-she’s going to start pulling things off the wall as we go along! 😂
4. Less is more. But we don’t want barren. This isn’t a desert- it’s an oasis.
5. Neutral. Neutral. Neutral. Don’t leave up those curtains that you purchased in the early 2000’s with the crazy floral print. It’s worth a $35 investment to get ones from Amazon that are white/cream. I know it’s not your style- it doesn’t matter.
6. Light fixtures make a HUGE difference and are cheaper than renovation.
7. Buyers are visual… they tend to focus on cosmetics and layout. We add a key element with staging by showing them how a home can be workable. “Ohhhh, the couch could go there!”
8. Did I mention buyers are visual?
9. My goal as your Realtor and partner in selling your home is to get you top dollar. I would never tell you to spend money that would not come back into your pocket plus more. We are looking for key aspects to lift and elevate the appearance while preserving your wallet.
