This year (specifically this summer) has been filled with LOTS of conversations about what is happening in the real estate market. We see it, we hear about it, we feel it.

Those that are active in today's market feel the shift that has occurred, but it's important to understand what those shifts are and how they directly affect buyers and sellers. Though real estate is hyper-local, varying by zip code and price point, this article provides some helpful insight into what the nation as a whole is currently experiencing.

As the article states, this is one of the toughest seller's markets in nearly a decade BUT you know what...homes are still selling! This is not a crisis, collapse, or whatever other fear-induced language the media chooses to use. This is part of the real estate cycle and ever-changing market, which in this case has brought a necessary market correction.

Despite the headlines, I truly feel this is an opportunity for buyers AND sellers. For sellers, preparation, price and patience are of the utmost importance. Homes that are prepped and presented well, correctly priced based on today's data, and have sellers with realistic expectations on days on market are seeing huge success. And for buyers, increasing affordability with softening rates, higher inventory and options than we've seen in years, and the luxury of TIME to make decisions without pressure to rush into a deal shines light on what might be an opportune time to buy.

Though it might not be the right time for everyone, my goal as a real estate advisor is to educate on happenings in today's market and identify the best strategy for you. Give this article a read - signs of hope are emerging!
