We had a condo in Galveston before hurricane Ike. I thought, what are the odds it will ever happen here again? Well, pretty good.

However, prices haven’t been lower or the market this one-sided in a long time. If this is your dream, this is your time.

Here’s what’s happening in the market. It’s still a buyers market at the moment. Although, we are not in Seattle, San Francisco, or Los Angeles. This is Texas. People are moving here. They say inventory is high, but I don’t know if this is actually the case in Texas.

Below is analysis of the housing market as of the end of April 2025.

I can refer client to agents who are experts in the area. They are interested in! If you care about the humanities and the proximity to other parts of your life, then you really need to make sure you have an agent who understands this. You need an agent who is an expert on your target neighborhood.

I can get you there. Make it easy on yourself.

Zilloe is not the answer. Their market information is incorrect, at least in Texas. We do not publicly disclose the price paid for Homes in the state of Texas, which is different from other states. That is why Zillow estimates do not work in Texas! Had many buyers who insisted they were going to offer the Zillow price. They never get the house, because Zillow is wrong.

You need a real estate agent who can go in and research, pulling data which is not publicly shared two places like Zillow. Realtors have real time information.

If you are looking to Buy Or Sell, you need an actual Realtor, not a website.

Realtors are people who are licensed with the national Association of Realtors, NAR, and must undergo continuing education regarding Texas Real Estate transactions every year. They are the expert here, not a website.

This is critical if you want that house. It’s also critical if you are trying to negotiate sale of a house. They can’t find comps in the neighborhood, or 1 mile out, but if the house is in the country, they use a different method of giving potential value.

You need a realtor.

As of May, 2025, I have taken my real estate license to inactive status. This means that I cannot represent you to Buy Or Sell your home, however, I can help you find someone.

If you are moving into Texas, or moving out, you need a realtor. You need a person in your corner, someone to fight for you, and negotiate for you.

I have been good with contracts, and you need a licensed realtor who is good with contracts and can negotiate on your behalf. This includes giving you advice on price matters, home staging, suggested list price, or purchase price, and negotiating repairs after an inspection.

I have also worked with most of the local builders, so if you are looking for new construction, I can’t put you in touch with a couple of them. If you know what area you would like to move too.

Real estate laws are different in each state. Wherever you are coming for has a different process. You need the best, and I can find it for you. DFW is a thriving metropolis, spanning, hundreds of square miles from Weatherford to Mesquite, and Denton down to Midlothian. In New York and Los Angeles, they build up, but in Texas we build out, because we have space.

Even with new construction, you need your own realtor to negotiate for you. I love new construction and have been certified in new construction — and have helped numerous people build from dirt up. You can go into the Builder office by yourself, but you are at a disadvantage, they have their person, but you need your own representation with you at the time you walk in the door. Do your research on your phone or computer, and if and when you decide to visit a builder, take an agent with you. It will make all of the difference in the world. We can help negotiate price, and even make changes to house blueprints, if you are dealing with a custom builder or a semi custom builder.

They also have different procedure procedures for quarter endings and fiscal year end sales. You don’t know what these are, and real estate agents in Texas do.

Today would be a great day to curl up in a reading look like this! We have snow at the moment so this looks so appealing. I would love to build one in a little dead area upstairs, at the top of the landing the transition to the family room is kind of weird. Something like this would fit in perfect in that space.
