That builder interest rate might look AMAZING… but let’s talk about what happens after the promo ends. 👀🏡

If you’re building a home in the Dallas-Fort Worth area right now, you’ve probably seen builder incentives and rate buydowns everywhere.

And yes, some of these deals can be REALLY good. But a temporary 2-1 buydown is just that: temporary.

Your payment is lower the first year, increases the second year, and by year three, you’re paying based on the full note rate.

That doesn’t automatically make it a bad deal. It just means we need to look at the whole deal, not just the advertised payment.

What’s the actual price of the home?
What are the lender fees?
How much is the builder contributing?
What will your payment be when the buydown ends?
And how does that offer compare to financing outside the builder’s preferred lender?

This is why I encourage my buyers to compare three independent Loan Estimates before making a final decision.

Because “$20,000 in incentives” sounds great, but I want to know where that $20,000 is actually going and what it’s saving you.

The best new construction deal isn’t always the one with the flashiest incentive. It’s the one that makes the most financial sense when we put all the numbers side by side.
