When I walk through a house before listing it, I'm looking for one thing:

What's the story we're selling?

Not just—

3 bedrooms.
2 bathrooms.
2-car garage.

🥱 Anyone can read that on the MLS.

Maybe we're selling Sunday mornings on the screened porch.

Maybe we're selling enough land for the chickens you've been threatening your husband with.

Maybe we're selling one-level living that makes life easier.

Maybe we're selling the basement where teenagers can disappear for several hours—and honestly, that might deserve its own line item. 😂

Every home has something that makes it different.

My job is to find it—and make buyers remember it.

Here's something sellers don't always realize:

**Your competition isn't just the house for sale down the street.**

You're competing against every home a buyer can reasonably choose instead of yours.

That might mean a house in the next neighborhood.
A new construction home.
A property 15 minutes farther away.
Or a home that's smaller—but completely updated.

That's why I don't price a home by simply looking at what's for sale nearby and picking a number.

I’m in the market every single day—watching new listings, tracking price changes, studying what’s actually selling, and paying attention to what buyers are responding to in real time. That daily pulse is what helps us price strategically, not emotionally.

We need to know what YOUR buyer is seeing when they're deciding where to spend their money.

I tell my buyers all the time: “Listen, I have to sleep at night.” 😂

And I mean it.

If I see something that concerns me, I'm going to tell you.

If I think you're getting caught up in the pretty kitchen and overlooking something important, I'm going to point it out.

If you ask me what I think about the price, the location, the condition, or whether a house actually makes sense for what you've told me you want—I'm going to give you an honest answer.

Even when it's not the answer you were hoping for.

Could I just smile, open doors, write whatever offer you want and collect a commission check?

Sure.

But then I'd have to go home knowing I didn't do my job.

And like I said…

I have to sleep at night. 😂

Buying a home is too big of a decision for you to have a yes person standing beside you.

I want you excited about your purchase.

But more importantly, I want you to call me years from now and say:

“I'm still so glad we bought this house.”

That's the goal.

Not just getting you to closing.

Can I give buyers permission to do something?

**Be picky about the things you can't change.**

You can change paint.
You can replace flooring.
You can renovate a kitchen.
You can eventually redo a bathroom that looks like it hasn't received the memo that 1997 ended.

But you can't easily change:

📍 The location
🌳 The lot
🚗 The commute
🏘️ The neighborhood
📐 The basic footprint of the home

Don't let ugly carpet talk you out of the right house.

And don't let pretty countertops talk you INTO the wrong one.

That's where having someone beside you who can see past the staging—and the avocado bathroom—really matters.

Sometimes the house you almost skip is THE house.

The photos didn’t wow you.
The kitchen isn’t the exact color you pictured.
There’s one room you’re already mentally changing.

And then you walk inside.

Suddenly you’re figuring out where the Christmas tree goes, the dog has claimed the backyard, and you’re wondering how quickly we can write an offer. 😂

I always tell my buyers—pictures don’t always tell the full story, so let’s go see the house even if it looks like it may not work at first glance.

Photos help you narrow the list.

But a house can feel completely different in person.

If something checks most of your boxes, go see it. Your future home may not photograph like your Pinterest board—and that’s okay.

Well… this was a pretty cool surprise. 🥹

I just found out that for this week, I’m in the TOP 5 for transactions at Samson Properties.

And if you know how many agents are at Samson, you know why I’m sitting here thinking… *wait, ME?! Out here selling houses in the country?!* 😂

I don’t share this to brag, because truthfully, rankings have never been what drives me. But this one feels pretty darn special.

My business is built almost entirely on **past clients, repeat clients, and referrals.** No big fancy lead machine. Just people trusting me with one of the biggest decisions of their lives—and then trusting me enough to send someone they care about my way.

THAT is the part I’m proud of. ❤️

This summer has been BUSY. There have been long days, late-night texts, complicated transactions, a few closings that probably took years off my life 😂, and a whole lot of happy moments at the closing table.

So seeing my name in that Top 5 feels like a little reminder that all of those days add up.

To every client who has called me again, every friend who has shared my name, every past client who has sent someone my way, and every person who has said **“Call Christine”**…
