Following recent hailstorms, many property owners across the Grand Valley are working quickly to repair roof damage. Unfortunately, we're seeing a growing number of out-of-town contractors starting work without the proper permits, inspections, or, if inside Grand Junction City limits, a valid City contractor's license.
This is a serious issue. Failing to meet these requirements can delay insurance claims or result in costly rework for homeowners. Every jurisdiction has its own permitting and inspection process.
Here’s what you need to know before your roof replacement begins:
- Permits are required before any roofing work starts.
- Mid-roof inspections must take place when 10%–40% of the roof is complete.
- In the City of Grand Junction, roofing contractors are required to be licensed with the City.
If your roof is completed without a mid-roof inspection, a portion of it may need to be removed to allow for proper inspection, which could result in additional costs and time delays.
Before hiring a contractor:
- Verify they are licensed (if in city limits).
- Make sure they obtain the proper permit.
- Ask them to coordinate with your local building department for required inspections.
