While we had hopes of coming to agreement in the end the seller would not address the sewer line or have a structural engineer inspect the roof, which was too much risk for my buyer (and in my humble opinion for any buyer) to take on.

The only scenario where I’ve had clients waive inspections was in competitive markets and when my client was a contractor/ had contractor friends in fields they weren’t licensed that walked the home with us (only twice) every other scenario I always have clients get home inspections. Today highlighted for me just how critical having a good home inspection is.

Now we’re back to searching for the right home that is safe and insurance from day 1 🤏🏼 (is that the right use of this emoji? Asking as an elder millennial? 😅)
