It’s easy to focus on the kitchen and the floors, but don’t forget to look up. The roof is your home’s first line of defense, and signs of wear like curling edges, missing shingles, or heavy moss growth are major red flags.

A roof that is nearing the end of its lifespan (typically 20–25 years for asphalt shingles) can be one of the most expensive "surprise" costs after closing. Beyond the replacement cost, an aging roof can lead to hidden attic leaks, structural rot, and difficulty securing a standard homeowners insurance policy.

If the roof looks questionable, ask for the age of the installation and ensure your inspector checks the decking and flashing thoroughly.
