Here is the actual checklist I walk clients through:

- πŸ’° Your current interest rate. If you are sitting on a 3 percent loan from 2021, moving means giving that up for something in the high 6s, and that monthly delta can fund a lot of renovation
- πŸ“ What you are actually trying to fix. A dated kitchen is a renovation. A bad floor plan with load-bearing walls in the wrong spots is usually a move
- πŸ“ The lot and the location. You can renovate the inside of any house. You cannot move a half-acre lot, change a school assignment, or fix a busy road
- πŸ—“οΈ How long you plan to stay. Five plus years and the renovation usually pencils out. Two or three years and you almost never see the money back at resale
- πŸ”¨ Your tolerance for the chaos. Living through six months of dust, contractors, and takeout dinners with two kids under ten is a real cost that nobody puts on the spreadsheet
