Sellers- LISTEN UP!! Are you upgrading or improving your home to sell in the future? Keep those receipts and building permits in a safe place!!!

WHY?

Changes are coming to how appraisals are done. Some appraisers are transitioning into the new rules now before they are mandatory Nov 2, 2026.
For all appraisals homeowners need to provide any building permits for all upgrades and receipts for those upgrades to your real estate agent for the appraiser.
This includes exterior and interior upgrades/improvements. This includes roof age, hvac age, electrical upgrades, sewer/septic upgrades, countertop upgrades, flooring upgrades, bathroom/kitchen remodels, etc.

I will be implementing this transition immediately and will requests these documents at all listing appointments.
