Just because a home can be listed higher doesn’t always mean it should be.

This one went $16,000 over asking and straight into contract and that’s exactly why pricing strategy matters. When a home is positioned correctly from day one, it creates competition, stronger offers, and real momentum instead of sitting on the market.

She’’s been on a year-long stakeout waiting for a unit in this 55+ community to pop up. 🕵️‍♀️ When one finally did, we didn’t walk — we sprinted (okay, maybe a brisk power walk 😅).

We weren’t the only offer… and definitely not the highest. But a few phone calls, some creative thinking, and a sprinkle of stubborn determination sealed the deal! 💪📞
