I recently did a webinar for the Residential Real Estate Council on my Distressed Property Listing System. There were hundreds on the call, only one person actually reached out after the training. Here are a few things to share from that training and some thoughts I have.

QUESTIONS ASKED DURING THE TRAINING:
❓How can we get a list of people to mail?..mailing people in distress is the easy part, it's having things setup to look professional and a system of what to say and do when they call that is the important part, but most real estate agents don't realize that. It's not about the list, it's about what you do with the list and how you respond to them.

❓Can you give us the specific thing you write on your letters that get them opened?.. That's easy, what I write is " **offer enclosed" on the bottom of the envelope in blue pen

❓How many people are on your team?.. this is the most interesting question. Because YES you cannot do everything youself, that is true of course. But when agents ask about "your team" I know they are referring to "how many real estate agents do you have that are working this system" but the reality is it only takes ONE REALTOR.

WHAT HAPPENED AFTER THE WEBINAR:..After spending the last year working on submitting my information to every bank, Federal Housing Authority and Department of Federal Government known to man, I received the call that Spangler Real Estate was approved to begin receiving VA REO property listings. This is not by chance, it was becuase of the setup I had done over the last 18 months. So that they could go online and verify all they needed and required. I am now putting together a training on how to become an REO listing agent/broker and the step by step process to get approved quickly.

The first book I actually ever wrote was called "Do You Like My House", with the help of my daughter who was 8 I think at the time, we put together this funny cartoon book for children to begin understanding different professions. We started of course, with a Real Estate Professional.

In this book, we kind of make fun of the industry and all the things Real Estate Agents have to do, want to do or think they need to do to sell a home.

😀It's real estate from a Childs point of view.
Do your kids know what you do? Do you know what they REALLY think you do? or how your job works?

The Book Series is called The "HELLO... series (what do you think? would you like one that relays information about your profession?

Factoid: Getting this book published was my first introduction to Amazon Self Publishing and how picky they are with picture books and margins within picture books. You really need to have a good graphics person who knows how to set things up properly or you will go back and forth for years trying to get it published.

Today I am officially launching an educational and speaker series for Real Estate Professionals and Brokers called "No Competition Listings".

It is not only the system I have used for the last 12 years but it has kept me bringing in and closing deals regardless of economic ups and downs.

In the new header on this page, you will see me standing in a white suit. It's an old photo, the reason I keep this in the header is to remind myself that starting and launching new things is scary. That was the first time I officially stood up and spoke to a large group of people and I was frankly, terrified. I know people could see me shaking, they actually felt bad for me LOL

Although speaking still makes me nervous, sharing the information is more important to me.
