Just when she thought we had exhausted the home search, we found the perfect fit with a BONUS of being lakefront, with a dock and Corps property next door as well plus a fellow pickleball friend in the neighborhood. I can't take credit for the welcome sign but what a great idea!

Real Estate Diaries-next chapter: FILE for your Homestead Exemptions in your county and ideally work with a Realtor who will remind you to do so if you purchased a home in the prior 12 months. Last year I was contacted by an elderly lady, a friend of a friend, who was distraught that her tax bill in DeKalb County had increased from $750 (homestead + senior exemption in place) to $5800 (no exemptions) since closing on her home on March 23rd. This was financially devastating to her fixed income status. No one reminded her that she only had a few business days after her closing to file and she probably assumed that the prior exemption would stay in place since she stayed within the county. I was not her realtor, but I still tried to help her appeal with DeKalb to no avail 🥲. Regardless of county, in Georgia you have until April 1st to apply for your homestead and senior exemptions- if you are of a certain age👑. Senior exemptions amounts vary greatly county by county so do your research to ensure you aren't missing out on your discount! When I'm showing properties over a multi-county area I will send all of the current county info to my clients so they can factor exemption savings into their decision making process. Exemption filing is a one and done if you remain in the home with one exception, if there are ANY changes to the Deed such as adding a child, spouse or other family member you will need to file again! Bottom line-don't wait until the last minute! If you have moved this year you can file now for your 2025 exemption 🙂.

Real Estate Diaries Part 1! You may have questions⁉️ about the market and I'm inclined to be a 'secret' agent--working behind the scenes but not shouting 📣 all about it 😜. I doubt I'll ever have a slick marketing team trying to make me an influencer 😂. But I'm going to start sharing more intel and interesting stories 😁 for inquisitive minds. Fun(?) facts on this one: The buyers put in 5 official offers + more with texts/calls through their hard working agent over several months! Needless to say we became close friends 🫠. Sometimes my client counter offered, other times not! In the meantime the buyers went under contract on another house and we had many other interested parties, offers, open houses, 3/maybe 4 😁 contracts and inspections ✅ but things kept happening to prevent the sale from closing. It was NOT a house problem- just quirky things on the other side like cold feet🥶, a divorce situation complete with a spouse that wouldn't 🚫 leave the 🏠 , another one finding out the house they were selling had mold🦠😱, etc! So overcoming the stigma due to the days on market was the task at hand. It is a GREAT 🏡, selling to the right buyers and everyone will sleep ✌️fully tonight! Whew!
