The average long-term U.S. mortgage rate rose this week after falling for six straight weeks, adding to the challenges potential homebuyers face amid higher home prices and a limited supply of available houses.



Mortgage buyer Freddie Mac reported Thursday that the average on the benchmark 30-year rate increased to 6.42% from 6.27% last week.

Gainesville made the list of 7 cities in Florida heading for a housing crises.



In order to find the Florida cities showing cause for concern, GOBankingRates looked at the largest 200 cities in terms of total housing units and some crucial factors such as percentage of mortgages that are between 30 and 90+ days delinquent and homeowner and renter vacancy rates.



3. Gainesville, Florida



• % of mortgages delinquent 30-89 days: 0.7%



• % of mortgages delinquent 90 days: 0.6%



Gainesville has the highest rental vacancy rate on this list, at 15.9%. Additionally, 21.28% of homes for sale have been foreclosed, foretelling a possible market drop.

Closed sales are down 6%
Cash sales down 9%.

However, this is what is crazy average SALES price is up 11%.

Check this out. It is taken longer for a home to go pending and closed. This is up 177%%%. WOW!!!
This stresses the importance of pricing RIGHT from the beginning.

Pending sales are DOWN 31%

New listings is also DOWN 8% and ACTIVE inventory is UP 33% (Less homes coming on the market right now and more homes sitting due to being over priced to start out!!!). Note the sales price up 11% when priced right!!!!

ALSO note the inventory is up 2%. A balanced market is 4-6 months of inventory. We are still LOW but slowly creeping up.
