"REAL" estate TALK time! Let's chat about FOR SALE signs and marketing. If the biggest thing on the sign is your realtors picture, they aren't marketing your property, they are marketing themselves. I pass so many real estate signs and the For Sale words are so small, or the design is so cluttered it doesn't catch your attention. The most important things on the sign is contrasting colors, large for sale lettering, and large and clear phone numbers so your realtor can be reached to give info about the property. I think it's OK if a realtor wants to put their face on a sign, but if it's more prominent than those key points, no Bueno! I also see some sneaky sign uses out there, where a realtor has bought a property, taken down the other realtors sign, and placed their own with a sold marker on it as if to get credit for the sale. Let's be REAL, you bought the property... the other realtor "sold" it .

"REAL" estate TALK: I would like to start sharing a few bits of real estate knowledge, tips, and tricks with you. Whether you are already a home or land owner or may one day be one, I hope you find these small points helpful.

Market Values: One trend I've noticed in the Real estate world involves "buying listings". This is a term realtors use to describe presenting owners with over inflated values so they will win a listing over their peers. Everyone wants to hear how they could make so much of a profit on their sale right? Or, maybe you as an owner fail to follow your realtors valuation advice and over price your property. Why is this a problem? Well, in a sellers market it isn't quite so dangerous. What I'm seeing now though is homes and properties priced too high that missed out on that sellers market and our market has changed. The buying frenzy is over, thanks to interest rates rising, and properties are now once again expiring without being sold. Owners may still hold an inflated value of their home, but until they come back down to earth, the property will continue to sit or worse - no sale will be accomplished. I've watched a few properties over the last few months that this has happened with for listings my team gave honest valuations for. I've watched the list price slowly drop into a more reasonable bracket, but still no sale. Timing the market can be everything. Get yourself a trusted real estate professional and be reasonable! Remember, everything that glitters isn't always gold. "REAL" estate TALK: I would like to start sharing a few bits of real estate knowledge, tips, and tricks with you. Whether you are already a home or land owner or may one day be one, I hope you find these small points helpful.

First up, I've been hearing some commercials on the radio lately. They offer to buy your house for cash quickly and you don't have to pay any realtor fees or go through the hassle of selling your home. In real estate, cash is King! BUT, if your home isn't actively on the market with buyers able to compete, it isn't likely that you will get the best offer. Free market = competition and highest offers.Properties marketed by real estate agents on average sell for MUCH higher than even homes owners try to sell themselves, regardless of a commission - meaning the seller walks out with more money even after paying their realtor. And no hassles? Your realtor is being paid to guide you through the difficult procedures. Those cash offers might sound enticing, but they are most likely a low ball figure.
