Listings climbed to 296 compared to the previous 275. While the median sale price edged up to $360K from January's $357K, it's still shy of November's peak at $373K. Median days to contract stretched to 45, a notable increase from January's 30. Our inventory supply sits at 3.2 months. As we transition into the lively spring market, now's the time to act! Let's take a look at Gainesville's Market Update for January. 🤩

In January, we saw a notable decrease in closed sales compared to December, with only 145 closed transactions compared to 215 the previous month. However, there was a significant increase in listings, rising to 275 from 203.

Despite the decrease in closed sales, the median sale price rose to $357K, up from $335K in December but still lower than November's figure of $373K. The median days to contract decreased to 30, down from 34 in December.

The month's supply of inventory remained steady at 3.0, indicating that the market continues to favor sellers. As we approach the end of the slower season, now is an opportune time to pursue your dream home while facing less competition.
