This weekโs market shift feels more like a reset. Inventory eased slightly, but closings stayed strong, which tells me buyers are still moving when homes are priced and positioned correctly.

The biggest story this week is the rebound in closings. After only 23 homes sold last week, we jumped back up to 41 closed properties. Thatโs a strong indication that buyers are still active and contracts written earlier this Spring are continuing to make it to the closing table.
At the same time, the average sold price moved lower this week. In markets of our size, that doesnโt automatically signal falling home values. Weekly averages can swing depending on what types of homes closed (whether more starter homes, rural properties, or higher-end homes) made up the weekโs sales.
What stands out to me right now is that weโre seeing steadier activity without the urgency we experienced during the peak frenzy years. Buyers are taking more time, comparing options more carefully, and focusing heavily on affordability and overall value. Sellers are having to be more strategic too. The homes getting the strongest activity are usually the ones that show well, are priced realistically, and feel move-in ready.
