Excited to share the good news with you all - Cooke County has been awarded a new Storm Shelter/Safe Room Rebate Grant from FEMA that will be open to all homeowners of Cooke County. The Commissioners Court has approved and signed the award letter today which means it will not be long before our program is available. We ask for patience as we put the finishing touches on our program and we hope to have this ready for launch in the first week of June. Stay tuned for updates and we will ensure that the program launch is communicated across every possible outlet.

In the meantime, this is a good time for those interested in participating in this program to start familiarizing themselves with the eligibility requirements and processes of the program. Our neighbors in Grayson County Emergency Management have already launched their program and you can find many of the same materials on the eligibility requirements as we will have. Go to https://www.co.grayson.tx.us/page/oem.saferoomprogram to get a good idea of what this program will look like and how it will work (but PLEASE DO NOT apply for their program or bother their people over it - their program is only for Grayson County citizens).

This weekโ€™s market shift feels more like a reset. Inventory eased slightly, but closings stayed strong, which tells me buyers are still moving when homes are priced and positioned correctly.

โ–ช Sold Properties: 41 (โ†‘18)
โ–ช Avg. Sold Price: $283,100 (โ†“$33,900)

The biggest story this week is the rebound in closings. After only 23 homes sold last week, we jumped back up to 41 closed properties. Thatโ€™s a strong indication that buyers are still active and contracts written earlier this Spring are continuing to make it to the closing table.

At the same time, the average sold price moved lower this week. In markets of our size, that doesnโ€™t automatically signal falling home values. Weekly averages can swing depending on what types of homes closed (whether more starter homes, rural properties, or higher-end homes) made up the weekโ€™s sales.

What stands out to me right now is that weโ€™re seeing steadier activity without the urgency we experienced during the peak frenzy years. Buyers are taking more time, comparing options more carefully, and focusing heavily on affordability and overall value. Sellers are having to be more strategic too. The homes getting the strongest activity are usually the ones that show well, are priced realistically, and feel move-in ready.

This market continues to reward patience, strategy, and realistic expectations more than hype.

This weekโ€™s numbers tell an interesting story. Inventory slowed back down, but buyer activity picked up significantly. Thatโ€™s usually a sign that serious buyers are still actively watching the market and moving when the right home hits.

Closings jumped sharply this week after dipping to 23 last week, showing that contracts written earlier this spring are continuing to push through to the closing table. Meanwhile, new listings dropped back to more moderate levels after last weekโ€™s spike to 67.

The average sold price softened this week, but that doesnโ€™t necessarily mean values are declining. In smaller local markets like ours, averages can swing depending on the mix of homes that closed, whether more starter homes, mid-range homes, or higher-end properties sold during the week.

What stands out most to me right now is that buyers are still engaging even with rates remaining in the mid-6% range nationally. That tells us many buyers are adjusting to todayโ€™s market instead of waiting indefinitely for dramatic rate drops.

Weโ€™re settling into the late-spring market where strategy matters more than hype. The homes priced and presented well are still moving.
