We’re thrilled to announce yet another huge deal, featuring the sale of the first floor of an iconic office in Downtown Gainesville. Daniel Drotos and Brian Oen, represented the Seller in this transaction.

This Class A office suite was sold to Alachua County. The county purchased the space for the Clerk of the Court – Finance and Accounting. Transitioning them from the fourth floor of the county administration building and consolidating Alachua County’s fiscal services to better served the public functions.

Beyond the traditional scope of work, this more complex transaction not only involved a municipality, but also required adjusting the Declaration of Condominium Documents to accommodate the new owners. Drotos and Oen worked with the County’s Attorney, Seller’s Attorney, and the original Developer to modify the Documents to make the sale possible, while ensuring protection of all parties.

This closing comes on the heels of several other notable and transformative transactions in the region on behalf of Lee & Associates Gainesville, including;

📣 BIG News!! Lee & Associates Gainesville recently facilitated 7️⃣ seven leases in a span of only 3️⃣ three months at a professional office property located along NW 13th Street.

These leases were closed by Brian Oen, Lauren E Vazquez, and James Sapp representing the landlord, and with Lauren E Vazquez and James Sapp representing the tenants.

These deals signify an increase in demand and leasing activity for both office and retail space in Alachua County, with momentum picking up in July, and all deals signed by mid-September of 2026.

Another game-changing deal, DONE! 🤝📑✅

Gemini Water, a subsidiary of BluMetric, recently signed a 7-year lease on a 49,000± SF Industrial property, located at 3545 SW 47th Ave, Gainesville FL. This deal marks the third transaction in a row on this property, collectively made by Daniel Drotos, Lee & Associates President & Managing Principal, and Brian Oen, Senior Vice President.

Brian Oen represented the tenant in this most recent contract. “I was honored to guide Gemini Water in securing this newly expanded space for their growing business,” said Brian Oen. He continued, “It was a true pleasure advising my clients, and coming up with a creative leasing strategy that achieved both the Landlord and Tenant’s goals alike.”
