Here are the most recent stats.

You can see the clothes sales are down 9.2%.
The average sales price right now is 425,000

The important part is the median time to contract, which is 17 days that means it is taking 17 days from the time someone Lissette to go under contract, which is up from six days last year

The median time to sell that means from the time it goes under contract to the time it close as you can see we’re closing a little bit faster right now at 38 days

New pending sales are down 7.5% and also new listings are down 20%.

Home is going under contract are also down 22%

We have two months of inventory on the market at this point in time

Check out these OCTOBER stats!!

Closed sales are down 6%
Cash sales down 9%.

However, this is what is crazy average SALES price is up 11%.

Check this out. It is taken longer for a home to go pending and closed. This is up 177%%%. WOW!!!
This stresses the importance of pricing RIGHT from the beginning.

Pending sales are DOWN 31%

New listings is also DOWN 8% and ACTIVE inventory is UP 33% (Less homes coming on the market right now and more homes sitting due to being over priced to start out!!!). Note the sales price up 11% when priced right!!!!

ALSO note the inventory is up 2%. A balanced market is 4-6 months of inventory. We are still LOW but slowly creeping up.

What does all this mean! PRICE YOUR HOME RIGHT TO BEGIN WITH AND IT WILL SELL. YOU PRICE IT LIKE WE ARE BACK IN JANUARY THRU MARCH IT WILL SIT!!!!
