Still trying to process the fact that our youngest graduated Friday 😭

Having all 4 of my kids under one roof again, family in town, a house full of people, and the absolute PERFECT weather made this weekend one I’ll never forget. We celebrated Peyton surrounded by so many amazing friends and family, lots of laughs, food, fresh air, and memories I wish I could bottle up forever.

Today I’m exhausted, but also a little sad to have a quiet house again. It all goes so fast. So very proud of our girl and so thankful for this weekend and everyone who celebrated with us. ❤️

SOLD in just ONE day ✨🏡

Honestly… this home barely had time to say hello to the market before it was gone 😍 And if you saw it in person, you’d completely understand why. The design, the views, the vibe of the entire home… absolutely incredible from top to bottom.

So excited for my sellers and happy for the new owners who get to start their next chapter here. Homes like this don’t come around often 💫

I’ve seen NOVA homeowners spend $50K on a kitchen remodel and wonder why they didn’t make it back at closing.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer “just to see” often just signals to the seller that you’re not serious.

The good news: all of this is avoidable with the right guidance going in.
