Most buyers focus on negotiating the purchase price, but sometimes the bigger impact comes from negotiating the monthly payment.

On a $400,000 home, a $10,000 price reduction may only change the payment slightly. But using that same amount toward a rate buy-down could potentially lower the payment much more, especially in the early years of the loan.

Also keep in mind that most loan programs limit seller credits to about 3–6% of the purchase price, depending on the loan type and down payment.

Florida Homestead Reminder 🚨

If you purchased a home in 2025 and it became your primary residence by January 1, 2026, you must file for your Homestead Exemption before March 1, 2026.

This is not automatic, you must apply through your county property appraiser.

Homestead benefits may include:
• Up to $50,000 off your taxable value
• Protection from large yearly assessment increases (Save Our Homes cap)
• Potentially lower long-term property taxes

If you’re in Marion, Levy, Gilchrist, Dixie or surrounding North Central Florida counties and need the direct filing link, comment HOMESTEAD and I’ll send it.

To file, they typically need:
• Florida Driver’s License with new address
• Vehicle registration (if applicable)
• Social Security numbers for all owners
• Closing date + property info
