I have also been Nationwide’s on-site employee assistance counselor for the last 7 years. Would you buy a new construction home? Prices for newly built homes fell to a four-year low in the fall as builders cut prices, according to a report delayed by the government shutdown. The median price dropped to $392,300, down 8% year over year and the lowest since 2021.

About 40% of builders reported cutting prices and 67% offered incentives like mortgage rate buydowns, moves aimed at easing affordability pressures and attracting buyers back into the market.

First-time buyers grew in January, reflecting seasonal strength and slightly improved affordability conditions. A smaller share of buyers waived inspection and appraisal contingencies as homes remained on the market longer, creating a more balanced market in some areas.
