Step 2: Make the Outside Earn Its Keep (buyers decide within 8 seconds of pulling up. WIN those 8 seconds by mow/ edge the yard, power wash exterior & add fresh mulch to any beds)

Step 3: Light It Like a Magazine (dark rooms photograph small. Light sells. Replace every bulb, open every blind & curtains before every showing)

Step 4: Pass the Sniff Test (you can't smell your own house. your buyer can! Ask a trusted friend (I can help you!) to do a blind smell check)

It’s hard to ignore the headlines right now…

Between global tensions and everything going on, I’ve had a lot of buyers tell me they’re feeling a little uneasy 😬

And honestly? That’s completely valid.

We are seeing some impact—mortgage rates have ticked up little again due to the current happenings which can make buyers pause.

But here’s what I’m seeing on the ground in Northern Virginia 👇

The market is still moving.
Homes are still selling.
Buyers are still buying.

What has changed?
Buyers are being more thoughtful. Slower. More intentional.

And that’s not a bad thing.

If you’re feeling nervous, it’s okay to pause.
It’s okay to take a breath.

But here’s the truth:
There’s never really a “perfect” time to buy.

The perfect time is when you’re ready—financially, emotionally, and for your life.

Trying to time the market perfectly? Almost impossible.
Making a smart move when it aligns with your goals? That’s what matters.
