Even in a softening market, activity tends to come in waves. This week in Gainesville, near UF, we've seen an increase in buyer activity as both owner-occupants and investors look to get ahead of potential future rate increases and complete purchases before year-end for tax planning purposes. Many listings that lingered for the past 30-60 days are beginning to get offers, triggering a shrinkage in inventory for the first time in nearly 6 months.
On the national level, the bond market meltdown continued, with 10Y US Treasury Bond yields moving above 5.25% and mortgage rates surging above 7%. This week, it was the collapse of US/Iran peace talks that renewed inflation fears. One bit of good news: the PCE inflation figures over the last year were revised lower after a necessary (and long overdue) methodology change.
