When you’re selling your home without a real estate agent… you are responsible for marketing your home, showing your home, and selling your home.

And while all three of those things have challenges, we wanted to take a moment to talk about showing your home.

At Porch Time Property, we’ve been buying and selling homes for a long time in Maryland — and we’re always happy to share advice with buyers and sellers in the area.

So if you’re going the FSBO route, here are some tips for showing your home to sellers!

Depersonalize & Declutter — Buyers want to imagine living in the house. And if the home is cluttered or filled with your personal belongings, that can make it a little hard for the buyer to daydream. So depersonalize and declutter the home before showing it!

Remember Curb Appeal — First impressions are important. And the first time buyers are going to see your property is from the curb. Is the lawn trimmed? Is the exterior clean and uncluttered?

Take Your Time — When showing your home, there’s no need to be in a hurry. Take your time and go at the buyer’s pace. Answer their questions, offer them some iced tea or coffee, and allow them to peruse.

Give The Buyers Space — Being right next to the buyers during the entire showing can make it a little uncomfortable for them to discuss the property. So it’s good form to excuse yourself for a few minutes in the middle of the showing to attend to something so that the buyers can talk about the home without you being right there.

Thinking of replacing the carpet in your house?

So we thought we’d take a minute to give you some tips.

Here’s what we got!

Rent Tools — Don’t make the mistake of thinking you can install a carpet with a pocket knife and some tweezers. Get the right tools for the job and rent a seam iron, power stretcher, and knee kicker.

Carpet Stretcher — Properly stretching the carpet is the most important part of carpet installation, so you don’t want to get this wrong. Watch YouTube videos and ask an experienced friend to learn how to do it correctly.

Add 5% to 10% — Since you’ll be cutting the carpet to match the size of the room, you’ll want to consider waste when buying carpet. Add 5% carpet size for non-patterned carpets and 10% for patterned carpets.

Carpet Pile Direction — This is a mistake that even professional installers make: incorrectly matching the carpet pile direction between pieces of carpet. You can see the carpet pile direction most easily in strong light. Make sure each piece lines up with the adjacent piece.

Thinking of remodeling your bathroom?

That might be a good idea!

Create a Budget — The first thing you should do is create a budget… that way you know how much you’re willing to spend before you dive into the weeds.

Hire a Professional — Definitely hire a professional for your bathroom remodel unless you’re a total expert. It’s an expensive investment and you don’t want it to get messed up.

Choose Durability — When you have the choice between cheap material and durable material, choose durability. It’ll probably be more expensive but it’ll also make your new bathroom last longer. (think marble or granite vs. laminate or formica)

Unhappy with how much your real estate agent’s commission is?

In fact, here are things you can use as leverage to negotiate with your agent!

Home Desirability — If your home is in a very desirable neighborhood and/or if it’s in the ideal price-point for buyers, then it’ll probably sell fast. And that means you might be able to negotiate a lower commission since the agent’s job is going to be easy.

Price Point — The more money that your house is worth, the more that the real estate agent stands to make, even if they have a slightly lower commission. So if your home is quite high-value, then it’s worth asking the agent if they can take a slightly lower commission.

Time Of Year — When you sell your home also makes a difference. If you sell when homes sell easily (summer), then you can probably negotiate a better commission. If you sell when homes don’t sell easily (winter), then you don’t really have leverage here.
