$650,000. SOLD. And the strategy behind this one? Chef's kiss. ๐พ๐
Here's how Danielle Cline made it happen, in her words: ๐
"4 years ago, in the middle of COVID and all the uncertainty that came with it, I helped these two purchase this home.
This is where they chose to build their life. Work and opportunity brought them to the USA, and they were excited to experience the American Dream. ๐ก
As work eventually brought more and more travel demands, it became time for their next move. The best part? They called early. before they were fully ready, so we could strategically plan the timing of the sale instead of rushing into it.
That gave us time to:
โ๏ธ Prepare the home properly
โ๏ธ Wait for better weather and strongest market timing
โ๏ธ Most importantly, secure the short-term rental license before listing the property
Not every home qualifies for a short-term rental licenseโฆ but this one did. And the difference in value between licensed 4-bedroom homes and unlicensed 4-bedroom homes was over $75,000.
That number was large enough for me to confidently tell them there would absolutely be a return on the investment of completing the survey, application process, and licensing steps before listing.
As part of my listing services and fees, I was happy to help manage the process for them, complete the application and coordinate signatures, scheduling the notary, did a walk with of the home with the counties check list to get ahead of any potential issues and answer questions every step of the way.
In the end, the additional value they were able to create more than covered both my commission and the buyerโs agent commission. AND the home still sold for nearly 97% of asking price in a market where the average property is selling closer to 95% of list price.
