🏠 Featured: 2026 Market Reality Check (Buyers + Sellers)
To my future and current buyers and sellers!
📉 Fed Cuts Rates: Down (last decision: 0.25% cut on Dec 10, 2025)📊 10-Year Treasury Rate: ~4.25% (as of Jan 22, 2026)
✅ Yes, the market is correcting.IMO, the housing data on median home prices (and especially the news) is skewed because so many new-construction homes were purchased last year, and because of delistings.
A lot of listings were pulled off the market because they couldn’t get what they wanted, which is a pretty good indication that, if sold, they would have negatively affected stats.
✨Bottom line (IMO): We should see more home UNITS sold in 2026, but I project appraisal-value growth of -1% to +2%.
✅ Yes, some homes still go Day 1, and yes, there are still some bidding wars in highly desired neighborhoods… but a lot of folks want to live in a fairytale land and believe this happens everywhere. It doesn’t.

If I weren’t so excited about what I’m about to do personally in real estate in 2026, my honest opinion would be bearish — more of the same as we saw in 2025.
Now, the big kicker could be the SCOTUS decision on tariffs. So let’s be ready to pounce at either turn.
