To my future and current buyers and sellers!

📉 Fed Cuts Rates: Down (last decision: 0.25% cut on Dec 10, 2025)📊 10-Year Treasury Rate: ~4.25% (as of Jan 22, 2026)

✅ Yes, the market is correcting.IMO, the housing data on median home prices (and especially the news) is skewed because so many new-construction homes were purchased last year, and because of delistings.

A lot of listings were pulled off the market because they couldn’t get what they wanted, which is a pretty good indication that, if sold, they would have negatively affected stats.

✨Bottom line (IMO): We should see more home UNITS sold in 2026, but I project appraisal-value growth of -1% to +2%.

✅ Yes, some homes still go Day 1, and yes, there are still some bidding wars in highly desired neighborhoods… but a lot of folks want to live in a fairytale land and believe this happens everywhere. It doesn’t.

✨ Opportunities Unlocked:

For Buyers:
💲 NO — we don’t need to run out and buy a house today, but we may want to start the process today
🏡 Call me and let’s set an appointment to get the algebra right so we can effectively leverage your strengths.
🔨 We will be aggressive and even hit up auctions — but we have to have letters and $ in hand to play hardball.

Looking to buy, but sell at some point:

🏠 Featured: December 2025 CPI is out (released today) — and this is precisely why I watch inflation like a hawk for my clients.

📉 Fed Cuts Rates: Down (last decision was a cut, projected to hold next meeting)
📊 10-Year Treasury Rate: ~4.18%

Bottom line: inflation is easing, but housing costs are still clinging on like duct tape. And in this report, the significant driver was… SHELTER (housing costs).

Key CPI nuggets that matter for real estate:
✅ Headline CPI: +0.3% month / +2.7% year
✅ Core CPI: +0.2% month / +2.6% year
✅ Shelter was the biggest push upward again
✅ Insurance & repair cost are still climbing (landlords… I see you 😅)

✨ Opportunities Unlocked:

For Buyers:
• 💲 If rates bounce around, strategy beats guessing: concessions, buydowns, and smart lock timing can save real money.
• 🏡 While “shelter” is sticky in CPI, your negotiating power has more weight than the headline CPI number.

For Sellers:
• 🔄 Market Demand: Buyers are payment-sensitive, and those new constructions are still being built each day.
• 📈 Want top dollar? You need a plan that matches today’s market reality vs overall appraisal value (not 2021 nostalgia).

For Investors:
• 💰 Watch operating costs: insurance/repair costs aren’t “small line items” anymore — they can wreck cash flow; however, check the new incentives from your tax accountant. (WINK, WINK)
• 🏗️ If CPI stays near this range, focus on value add and occupancy retention.

For Commercial Clients:
• 🏢 CPI impacts cap rates and lease strategy — especially expense pass-throughs and escalation clauses.
• 📊 If you’re renewing or negotiating a lease in 2026, this inflation trend should be part of your playbook.
