Because Zillow can show you the house. It can’t show you whether you’ll actually like living here.

Especially if you’re relocating to Gallatin from another state.

Before I start showing someone houses, there are things I want to understand that have almost nothing to do with bedrooms and bathrooms.

🏡 What do you want your normal Tuesday to look like?

Do you want to be close to restaurants and shopping? Would you rather have more space? Does being 10 minutes from the lake matter to you? How often are you commuting into Nashville?

Because two homes with the same price can give you completely different lifestyles.

🏡 What won’t the listing photos tell you?

The drive you’ll make every day. What’s being built nearby. Whether that neighborhood puts you close to the things you’ll actually use. HOA considerations. New construction happening around it. And sometimes things about the property itself that aren’t obvious from carefully selected listing photos.

🏡 And does the price actually make sense?

A list price doesn’t tell you what I’d recommend offering.

I want to know what’s been selling nearby, how long the property has been sitting, whether there have been price reductions, what competition looks like, and where we may have room to negotiate.

That’s why I don’t think relocating should start with:

“Send me some houses.”

It should start with:

“Help me figure out where my life fits.”

That’s the part of this job I love.

This is one of those things you don’t really see when you’re scrolling through houses online.

You can compare bedrooms, square footage and prices all day long…

but none of that tells you what it actually feels like to live somewhere.

That’s a big part of why I love Gallatin.

You’re close enough to Nashville to enjoy everything that comes with it, but there are still days like this where you get that hometown-community feel.

And if you’re relocating to Middle Tennessee, that’s the stuff I’d want you thinking about before deciding where to buy.

The house matters.

But so does the life waiting outside of it.

$750K can buy you VERY different lifestyles around Nashville. 👀

And that’s why I wouldn’t start a Middle Tennessee home search by simply asking, “What can I get for $750K?”

I’d start with:

What do you want your life here to look like?

Maybe you want the character + location of Franklin and you’re willing to compromise on how much house you get.

Maybe you want the shopping, restaurants + convenience around Mount Juliet.

Maybe being close to Old Hickory Lake makes Hendersonville worth exploring.

Or maybe you want more house, neighborhood amenities + lake access around Gallatin — which is where I live and an area I know especially well.

Same $750K.

Four completely different versions of living near Nashville.

And this is one of the biggest things I try to help people understand when they’re relocating here:

Don’t choose the house first. Choose the lifestyle. Then find the house that fits it.

Today’s office: Mount Juliet, TN 🏡

Spent part of Labor Day showing homes to one of my buyers around Mount Juliet — including a stop in the Providence area.

And this is why I always tell people relocating to Middle Tennessee that choosing the area is just as important as choosing the house.

Providence puts you close to shopping, restaurants, neighborhood amenities and I-40 — while still giving you that suburban neighborhood feel.

My buyer is figuring out which home checks the most boxes, but I figured I’d bring you guys along for one of the stops. 👀

Gallatin just got another local spot worth knowing about. 🌽☕️

I stopped by the grand opening of Oak Grove Market, and this is exactly the kind of place I’d want someone to know about if they were new to Gallatin.

Fresh produce, local goods, Sow Coffee, and a whole lot of people excited to check out something new in town.

One of my favorite parts about living in Gallatin is that even with all the growth happening around us, there are still places that make it feel like Gallatin.

And that’s something I try to show people who are considering moving here. You can find houses online all day long — but figuring out where you want to live your life takes actually knowing the area.

9 years. ❤️

On September 2, 2017, I married Britni at Long Hollow Gardens right here in Gallatin.

A lot has changed since that day. We’ve built a family, built a life together, had plenty of adventures, and somehow 9 years have gone by way faster than I ever thought they would.

Britni, thank you for 9 years of putting up with my ideas, my adventures, my craziness, and everything that comes along with doing life with me. 😂

I wouldn’t want to build this life with anyone else.

Happy 9th anniversary. ❤️

Moving to Nashville with a young family? Don’t start by picking a house. 👀

Start by figuring out what you actually want your everyday life to look like.

☕ Do you want coffee shops and restaurants five minutes away?
🌳 More yard and a quieter neighborhood?
🚗 How much of a commute are you actually willing to make?
🏡 New construction or an established neighborhood?
👨‍👩‍👧‍👦 Do you want to be close to parks, activities and things to do with the kids?

I was at Frothy Monkey in Nashville today meeting with a future buyer, and it was a good reminder that relocating here isn’t just about finding the prettiest house on Zillow.

Nashville and the surrounding communities can give you completely different lifestyles — even when they’re only 20–30 minutes apart.

That’s why I help families figure out where they actually fit first… and then we find the house.

After living in Middle Tennessee myself, there are a few things I’d care WAY more about than finding the prettiest house on Zillow 👀

If I were relocating my family here today, I wouldn’t compromise on:

🌊 The lifestyle outside the house. Do you want lake days, trails and more room to breathe? Or do you want restaurants, entertainment and everything five minutes away?

🚗 Your actual everyday drive. Nashville might look close on a map, but where you live can completely change your day-to-day commute.

🏡 The kind of neighborhood your family actually wants. Big backyard? Sidewalks and neighborhood amenities? New construction? Golf course? Acreage? Those choices can point you toward completely different parts of Middle Tennessee.

👨‍👩‍👧‍👦 What everyday life looks like for your family. Where you’ll grab coffee, spend Saturday morning, take the kids, grocery shop and build a community matters just as much as the house.

📍 Location over the “perfect” house. Countertops can change. Paint can change. You can renovate a bathroom. You can’t pick up your house and move it 20 minutes closer to the life you actually wanted.

Gallatin, Hendersonville, Mount Juliet, Nashville, Franklin and Clarksville all offer very different versions of Middle Tennessee living.

That’s why I don’t just help families find a house — I help them figure out where their life fits first.

This is one of the reasons I love living in Gallatin.

You can grab coffee on the square, walk to locally owned restaurants and shops, catch an event downtown — and still be about 30 miles from Nashville.

It’s the kind of place that still feels like a hometown while giving you access to everything Middle Tennessee has to offer.
