CLOSED! Very grateful to be able to help Miss Grace! This house was listed w/ another agent for 6 months & had little to no activity & no offers on it when we connected after the agent agreement had ended. Miss Grace was pretty down on the lack of interest or offers & just wanted to get it sold & move closer to her daughter a few counties over because she didn’t like being out so far by herself after her husband passed away in late 2023. She was desperate to get it sold & even considered auctioning it off, which I knew & relayed to her she wouldn’t get the max amount off of it by going that route. I took a look at the house, the comps & determined it was overpriced by about $25k compared to anything else that was currently for sale or had sold in the past few months & why she wasn’t getting any traction on the listing. After discussing this w/ Miss Grace & her daughter, them praying about it, she gave me a 3 month window to get it sold or she would look at going the auction route. So I got to work reaching out to agents, promoting it on social media as a coming soon, had Kyle Gregory come in & knock out some great photography & 2 days after being on the market we had it under contract for $20k OVER asking price…in todays market!! The deal did include some seller concessions to the buyer but still netted her more at the end of the day than what we discussed at the listing appointment after running numbers on the sales price & it was done quick.

Thankful to my sellers, Freddie Cook & Melodie Hyde Cook, & buyers, Sharee Andrade & Tyson, for trusting me on both sides of this deal. Excited to see the future build for the Andrade’s. One down, one to go for the Cook’s land as we still have one tract left which consist of 6.26 acres for $195k & has had preliminary soil test done. Tracts 1 & 3 both perked for a 4 bedroom site, Tract 2 should not be any different. Shout out to Highland Title, LLC for another smooth & successful closing.
