Sometimes, a chance meeting in a parking lot turns into the start of a whole new chapter!

I’ve known these wonderful clients for years, and that unexpected run-in quickly became a strategy session about selling their townhouse and upsizing to a larger home. Now, here we are celebrating their closing! ❤️

🏡 Market Monday: What are South Jersey’s price changes telling us?

In our MLS, there have been 166 price changes in the last 7 days and 606 over the last 30 days.

Price changes can go in either direction, and a listing can change price more than once. But when sellers reduce their asking prices, it often signals that buyer response hasn’t matched their expectations, and they’re adjusting to meet the market.

While some parts of New Jersey are still seeing strong competition, here in Atlantic County, I’m seeing a slower pace than we’ve experienced in years. Some seasonal cooling is expected, but higher interest rates are adding pressure to buyers’ monthly payments and prompting sellers to rethink pricing.

The good news? If you’re ready to buy, this could be one of the best windows of opportunity we’ve seen in years.

With fewer buyers competing, you may have more time to consider your options and less buyers to fight over the same home.

I know today’s rates can make the payment challenging. Sellers are feeling that impact through fewer showings and more cautious offers, too.

If rates ease—and I certainly hope they do—we could see buyers who have been waiting jump back into the market together. Buying before that happens could put you in a stronger position.

The key is finding a home with a payment you can comfortably afford today, with any future refinance treated as a potential bonus.

We closed on October 9; Leif Erikson Day! This day honors the Norse explorer who reached North America centuries before Columbus. Known as “Leif the Lucky,” he felt like a fitting connection for a closing where the stars aligned so beautifully. 🍀

👻 If you think your house is haunted, do you have to disclose it when selling in New Jersey?

In the spirit of Halloween, let’s talk about a different kind of unexpected houseguest… the kind who doesn’t pay rent! 🎃

Generally, no, an alleged haunting does not automatically require disclosure. New Jersey treats a home’s reputation for being haunted as a “psychological impairment,” rather than a physical defect. Real estate agents generally aren’t required to volunteer that information.

But here’s the twist: If a prospective buyer or tenant specifically asks, the agent must share whatever information they know about the alleged haunting. That means sharing known reports, not confirming that ghosts exist!

And those flickering lights or mysterious ceiling stains? If there’s a known electrical issue or roof leak behind them, the usual disclosure obligations still apply. Calling it paranormal doesn’t make a physical problem disappear. 😉

Buying a home is a big decision. Ask questions about anything that matters to you, even if it feels a little spooky!
