Few things are better than waking up in your own home with the person you love. But buying a house with a partner brings its own challenges. Make sure you ask your partner these questions before deciding to buy a home together.

1. How much debt do you have? Their answer to this question will seriously impact the amount of mortgage you can qualify for.

2. How much house can we afford? Understand your partner’s monthly costs and combine with your own to find out how much you can safely spend on a home.

3. Where do we want to live and for how long? Make sure you and your partner’s plans for the future line up so you avoid arguments down the road.

4. What happens if we break up? This is the question no one wants to ask, but it is SO IMPORTANT. I can’t stress this enough. If you’re contributing to buying a home, you need to make sure your financial future is protected, no matter what. And I promise you won’t jinx your relationship by asking.

Unpopular opinion: bathrooms flooring is underrated. Because of their small square footage, bathrooms are a great place to add some upscale flooring. And it can really make a difference in the feel of your home! Here’s what’s currently on trend when it comes to bathrooms.

-Stone: It’s traditional and timeless-—a good neutral option, especially if you’re selling soon.

-Blue green tile: Want some color? Subdued blue-greens bring a bit of zen to the floor and can make your bathroom look custom. Blue-green is definitely the bathroom trend of the year and it looks equally as elegant on black, white, or wood cabinets.

-Maximalist design: Try a herringbone pattern or a graphic pattern to update a less-than-trendy bathroom and get with the latest designs.

-Wood-look vinyl: It's a great choice for bathrooms and, when done throughout the house, it can add to a feeling of cohesion and flow. And unlike wood, it’s waterproof and easy to DIY!

-Vinyl sheet flooring: It comes in basically any pattern and can give your bathroom a major facelift at a fraction of the cost.

Okay, so you have 10 grand just burning a hole in your pocket and you have to use it for a remodel. What would you use it on? Your kitchen? Bathroom? Maybe an outdoor kitchen with a flame-powered pizza oven? (That’s my vote!)

Oooh, this is a super good question. Let’s say you’re working with an agent to sell your home and they find a great buyer. But your agent also represents the person who wants to buy your home. It seems a little weird and like there may be a conflict of interest, right?

When one real estate agent represents both the buyer and the seller, it’s called dual agency. It’s legal in 42 states, but it’s often frowned upon.

That’s because the agent for the seller has a fiduciary responsibility to get them the best deal and negotiate in their favor. But the agent for the buyer has the same responsibilities—they have to negotiate to get the buyer the best deal. If you have one agent doing both jobs, it gets a little tricky for them to stay neutral.

Usually when this happens, the seller’s agent will ask another agent at their brokerage to represent the buyer. That way both sides have a representative who can help them make the best decisions for them.

If you chose option E, then ding, ding, ding—you’re correct! When you sell your home, your agent will do just about everything for you.

Your agent will arrange all the showings, qualify potential buyers so you get the best offers, negotiate in your favor, and write all the contracts.

That’s not to mention all the work they do before they list your house (helping you with repairs and inspections, doing all the research to price your home competitively, taking all the photos, doing all the marketing).

And your realtor will be by your side throughout the entire process, answering all your questions and making sure you sell your home successfully and with as little hassle as possible.

These are SO simple and can make a huge difference in your energy usage. And making your home more energy efficient isn’t just good for the planet—it’s also great for your wallet! Here are my favorite things to do to cut down on energy consumption:

Set your thermostat to 78F in the summer and 68F in the winter - every degree of extra heating or cooling will increase energy usage 6% to 8%. That adds up fast. And FYI, setting your thermostat to a lower temperature than normal will not cool your home faster.

Using your ceiling fan will allow you to raise the thermostat setting about 4°F with no reduction in comfort. Set your fan counter clockwise in the summer so you can feel the air circulating and clockwise in the winter so the hot air is distributed throughout the room.

Using dishwashers and clothes washers/dryers at night will keep the house cooler, reduce strain on the power grid during the peak usage hours (4 PM to 6 PM), and reduce the chance of an emergency!

Air seal your home. Sealing cracks, gaps and leaks and adding insulation can save up to 10% on home heating and cooling costs. That can add up to hundreds of dollars saved!
