Spent Thursday through Monday in NYC with the Grand 1894 Opera House on their annual Broadway trip. We saw three Broadway shows and toured historic theaters, enjoyed historic Broadway lectures and walking tours. Stayed at the Knickerbocker Hotel. Interesting to hear how NYC grew from the Wall Street area northward and how zoning rules dictated skyscraper growth and placement. Joe Rosenberg was our tour guide and was instrumental in saving historic theaters. Alejandro Almaguer works with Joe and was invaluable for our trip.
The history revolved around real estate every step, literally, of the way.

It is San Jacinto Day, celebrating and honoring Sam Houston's decisive 18 minute win over Mexico's Santa Anna, thus establishing the independence of Texas from Mexico. The Texans took Santa Anna to Velasco, a Texas coastal town close to present day Surfside, to sign treaty papers. The treaty is called the Treaty of Velasco. Well, Velasco moved itself up the Brazos River for a better location and later, in 1957, merged with Freeport. So, there is no Velasco, but there is the San Jacinto Battlefield. There is a monument, called the Texas Heroes Monument, at 25th and Broadway in Galveston, where the 22 foot tall bronze Statute of Victory lifts a laurel wreath in the air towards the San Jacinto Battlefield as tribute to the victory.

In two days it will be the 163rd anniversary of the Battle of Galveston, January 1st, 1863. The Union forces had “captured” Galveston a few months earlier in October, 1862, by merely sailing into the harbor. That was not to be the case when the Confederate forces bombarded the city with cannon. 1520 Market is one house hit by cannonball and 1128 Postoffice is another.
The former was documented in the HABS, the Historic American Buildings Survey. In 1989 I found a cannonball in the 1500 block of Postoffice Street when I was placing a real estate sign in a front yard. I hit something in the ground and was worried it was a gas line. I dug out a cannonball. It could have landed there and covered with fill after the grade raising or part of the fill that was placed at the property. It was one block to the south of 1520 Market, a documented hit by a Confederate cannonball.
The battle ended with a Confederate win on the very day of the effective date of Lincoln’s Emancipation Proclamation. The Confederates won the Battle of Galveston and held onto Galveston for the duration of the war. Two months after General Lee surrendered, on behalf of the Confederacy at Appomattox, Va. it took another Union fleet to sail into the port of Galveston to enforce the terms of peace, primarily that slavery was dead and the slaves were free. This was delivered by Gordon Granger on June 19th, aka Juneteenth, and now a Federal holiday.

It is clearly a Buyer's Market. Half the listings have had the list price reduced, at least once, several twice.
If the property needs work, check to see if the Seller has a pre-listing inspection report. That will save you a lot of time and provides much information as to what you need to budget for repairs. You will still want to do your own inspection once in contract.
Two listings I have in the East End Historical District are currently multi-family properties. 1209 Sealy is a triplex with two units up and one unit down. Priced at $434,000 it does need renovation and also has a pre-listing inspection report. Circa 1879, it has 2,468 square feet. One could lease the first floor and redo the second floor as one living space. Lots of possibilities.
The other is 1124 Winnie. Front house has a large unit upstairs and there is a large unit downstairs. Garage apartment in the back.
This house is circa 1888 and last month got new roofs on the house and the garage apartment. There is also a pre-listing inspection report on this property. All three units are currently occupied and paying rent!
