National headlines are echoing what many of us are experiencing firsthand: pricing matters. 🏡

According to Realtor.com, the national median home listing price dropped by 2.4% year over year in May, landing at $429,500. This shift shows that more sellers are adjusting their prices to attract buyers.

So, what does this mean for our local market? While it remains active, today’s buyers are more price-conscious and selective than in the past. Homes can still sell quickly and at great prices, but those that get the most attention are typically well-priced, well-presented, and properly positioned from day one.

Sellers, remember: chasing the market rarely works in your favor. Buyers, this could mean more opportunities and negotiating power for you!
