Inventory reached another high this week, but buyer activity picked up considerably.

What we're seeing locally:

The number of homes for sale in Finney County has climbed again, from 139 last week to 142 this week. That's the highest inventory we've seen in our recent Monday Market Reports and continues a big shift from the 110 active listings we had in mid-June.

But buyers are still buying. After only 1 home went under contract the previous week, 8 went under contract last week. We also saw 12 new listings come on the market, which helped push overall inventory even higher.

Nine price reductions are another reminder that buyers have more choices and sellers are competing for their attention.

The $259,000 median sales price came from only five closings, so we wouldn't read too much into a single week's median.

🇺🇸 Kansas & National Perspective:

Finney County's increase in inventory reflects a broader trend. Kansas active listings in August were up 7.9% from a year ago, while statewide sales were down 7.7%. The Kansas median sale price was $310,000, up 8.8% year over year.

Nationally, August inventory increased to 1.62 million homes, up 5.9% from a year ago, while existing-home sales declined 2% from July. Mortgage rates remain a factor for affordability, with the average 30-year fixed rate at 6.95% as of September 17.

The takeaway? Finney County buyers have more options than we've seen in quite some time, but homes are still moving. For sellers, pricing, condition and presentation continue to matter.
