TỔNG HỢP CẢNH BÁO: Thủ Đoạn Mạo Danh Real Estate Agent

Bộ Bất động sản California (DRE) đã ban hành các thông báo khẩn cấp về việc các đối tượng xấu đang thực hiện Impersonation (Mạo danh) các Real Estate Agents hợp pháp để lừa đảo khách hàng và chiếm đoạt tài sản.

1. Thủ đoạn lừa đảo (Modus Operandi)
Kẻ gian lợi dụng các thông tin công khai của một Real Estate Agent để thực hiện:

Identity Theft (Đánh cắp danh tính): Sử dụng tên, hình ảnh và đặc biệt là DRE License Number (Mã số giấy phép hành nghề) của agent để tạo lòng tin.

Fake Social Media Profiles: Lập các tài khoản giả trên TikTok, Facebook hoặc LinkedIn để quảng bá các Listing (Tin đăng bất động sản) không có thật.

Phishing Emails/Websites: Sử dụng email hoặc trang web giả mạo có giao diện gần giống với Brokerage (Văn phòng môi giới) nơi agent đang làm việc.

2. Các dấu hiệu nghi vấn (Red Flags)
Cần đặc biệt lưu ý nếu một người tự xưng là Real Estate Agent yêu cầu:

Upfront Fees / Advance Fees: Đòi hỏi thanh toán các loại phí tư vấn hoặc phí giữ chỗ trước khi gặp mặt hoặc ký kết Agreement (Hợp đồng).

Wire Transfer: Yêu cầu Wire (Chuyển khoản ngân hàng) trực tiếp vào tài khoản cá nhân thay vì qua các công ty Escrow (Bên trung gian giữ tiền) uy tín.

Urgency: Tạo áp lực buộc khách hàng phải ra quyết định và chuyển tiền ngay lập tức.

3. Các biện pháp phòng tránh & Xác minh
Verify on DRE Website: Truy cập hệ thống của DRE để kiểm tra trạng thái License của Real Estate Agent. Đảm bảo thông tin liên lạc trên hệ thống khớp với người đang làm việc với bạn.

Confirm with the Broker: Gọi điện trực tiếp cho Responsible Broker (Môi giới quản lý) của văn phòng đó để xác nhận người này có đang hoạt động tại đơn vị hay không.

Secure Communication: Luôn kiểm tra kỹ địa chỉ email (ví dụ: cẩn thận với các email đuôi .com hoặc các tên miền sai lệch một ký tự so với công ty gốc).
4. Hành động cần thiết cho Real Estate Agent (Licensees)
Để bảo vệ uy tín cá nhân, các Real Estate Agents nên:

Google Yourself: Thường xuyên tìm kiếm tên mình trên Internet để phát hiện các tài khoản giả mạo sớm nhất có thể.
